How to Access Your Account After you created a Loan Application. 

Option One: While Applying Online:

When you be an application, you will be taken to a login screen

Click the option to "Create Account" 

Select to either log in with Google or enter your own credentials 

Please note: Whichever method you use to create your account (i.e. Google or manual credentials will be the same method you use will have to use every time you log into "My Account" in the future. 

Click "Create Account" at the bottom of the page to finalize. 

Option 2: By Invitation from your Loan Officer 

If  your loan officer completes your application for you they can send you an invitation to create an account. 

Click the link to be taken to the login page

Click the "Create Account" button 

Select to either log in with Facebook or Google, or enter your own credentials (Please note whichever method you use to create your account i.e. Google or manual credentials will be the same method you will have to use every time you log into "My Account" in the future.)

Click "Create Account" at the bottom of the page to finalize. 

ACCESS YOUR "MY ACCOUNT" PAGE

Go to the www.CanopyMortgage.com

Type your loan officer's name into the search bar and select their name from the options that appear.

Once your loan officer's home page loads, click on the "My Account" link at the top of the page. 

Click the MY ACCOUNT BUTTON

Click on GO TO MY ACCOUNT

Please note: if you already finished your application and you click on the "Finish An Application" link it will begin an a new application 

You will be taken to a screen where you can: a) log in with facebook, b) log in with Google, c) enter your login credentials 

After logging in, you will have access to your loan details and can even directly upload documents to your loan team. 

FOR A FAST PREAPPROVAL:  PLEASE UPLOAD THE TYPICAL DOCUMENTATION NEEDED FOR LOAN APPROVAL 


Typical Documentation Needed for Loan Approval

To keep your loan process on track, please upload clear images of all required documents. Ensure that all pages are included, even if a page is blank but has a page number.

Important Notes:

  • Do not text photos of documents—we cannot use those.
  • Your loan approval timeline depends on how quickly we receive your documentation.
  • Timely submission helps us preapprove you and move efficiently toward final approval and closing.

Required Documentation:

  • Paystubs – Covering the last two months of employment
  • W-2 Forms – For the previous two years
  • Bank Statements – Covering the last three months (for all accounts)
  • Quarterly 401K or IRA Statements
  • Driver’s License – For all borrowers (photocopied onto a Word document)
  • Social Security Card – For all borrowers
  • 1099 Forms – For any self-employment income
  • Tax Returns – Previous two years of complete returns
  • Employment History – Employer contact information for the past 24 months
  • Renters: Landlord contact information and a copy of your lease
  • Real Estate Owners: Addresses, property type information, and leases for any investment properties
  • Mortgage Statements – For all owned properties

Do’s and Don’ts of the Mortgage Process

Following these guidelines will help ensure a seamless loan approval and closing.

What NOT to Do:

  • Avoid large purchases before your loan is funded.
  • Do not move money between accounts without notifying us first.
  • Use only documented accounts for your final closing cashier’s check.
  • Do not lend money during the loan process without discussing it with us.
  • Keep your work hours consistent—reducing hours can impact approval.
  • Stay current on all payments—credit cards, rent, loans, and mortgages.
  • Do not quit or change jobs before your loan closes.
  • Keep all credit accounts open—closing accounts can affect your approval.
  • Do not co-sign on any new loans during the process.
  • Provide a paper trail for all deposits to avoid delays.
  • Do not argue documentation requests—each document is necessary for approval.
  • Avoid vacations before closing unless you can remain fully responsive.
  • Do not apply for new credit while your mortgage is in process.

What TO Do:

  • Get preapproved before actively house hunting.
  • Respond quickly to lender requests to keep your loan moving forward.
  • Share your goals for down payment, monthly payments, and closing costs so we can structure your loan accordingly.
  • Communicate openly—let us know if there’s anything we can improve.
